If you’re building a garage with a legal suite above, you’ll need Plumbing Permits and likely additional Development review for the secondary dwelling.
Setbacks, height, and lot rules
Setbacks (typical residential zones)

- • Rear yard: typically 0.6m (2 ft) minimum
- • Front yard: detached garages typically aren’t allowed in the front yard
- • From the principal dwelling: typically 1.2m (4 ft) minimum

Common mistakes
- Starting before permits are issued. The Town can stop the project and require demolition.
- Misjudging setbacks. Survey your property line before locating the garage — fences are often not on the line.
- Exceeding lot coverage by ignoring the deck, shed, or future addition you've also got planned.
- Skipping the Electrical Permit. Code enforcement catches these — especially at home sale or insurance renewal.
- Building taller than the height limit. Measure from average grade to peak BEFORE you frame the roof.
- Not planning for drainage. A new structure changes how water flows on your lot — the Town reviews this.
- Assuming a garage suite is automatically allowed. They have additional review and may not be permitted on every lot.
