Concrete or Gravel for Your Acreage Driveway? Alberta Contractor's Honest Take

Short answer: for a short acreage driveway (under 200 feet) where you plow yourself, concrete usually wins long term. For a long approach off a range road (500+ feet), gravel is almost always the right call. In between, it depends on how much you drive on it, how you feel about maintenance, and how long you plan to stay. Both are legitimate choices — the wrong one is the one that doesn’t match your actual life.

I get asked this question a lot. Farmers and acreage owners moving to a new site, or upgrading a beat-up gravel road that’s been rutting out every spring for a decade. There’s no universal right answer. There’s the answer that fits your driveway, your equipment, your budget, and your patience.

Upfront cost — the honest gap

This is the piece everyone starts with, so let’s get it out of the way. Every driveway is different — length, width, existing base condition, soil, drainage — so I’m not going to quote your driveway from a blog post. What I can tell you is the order of magnitude:

  • Gravel driveway (new build): lowest upfront cost of any option. You’re paying for excavation, geotextile fabric, base gravel (pit-run or crushed), and a finish layer of 3/4-inch minus or road crush. In Central Alberta, a decent new gravel driveway typically runs a few dollars per square foot depending on how much dig and base it needs.
  • Concrete driveway: 4–6× the upfront cost of gravel per square foot for a plain broom finish, more if you want decorative finishes or heated concrete. That’s the honest math. Concrete is a premium product with a premium price.
  • Asphalt driveway: falls in between — typically 2–3× gravel. Worth noting for completeness but this article is concrete vs gravel because those are the two most common asks on rural sites.

Numbers change every year with material and fuel costs, and your specific site conditions swing them a lot. What matters is the relative gap, not the exact number.

Longevity — where concrete pays back

Concrete’s upfront premium buys you decades. Here’s the real-world lifespan comparison in Central Alberta:

  • Concrete, properly done: 30–50 years with minor maintenance (crack sealing, resealing every few years). We’ve resurfaced 40-year-old concrete driveways that were still structurally sound — just cosmetically worn.
  • Concrete, poorly done: 5–10 years before major cracking or scaling. This is where the bad reputation comes from — concrete built without proper base prep or the wrong mix for the climate fails fast and expensively. See our article on why farm concrete cracks for what to demand on the pour.
  • Gravel: lasts indefinitely as a system, but needs constant maintenance. You’ll add a load of gravel every 2–3 years, grade it once or twice a year, and deal with washouts and ruts. The gravel doesn’t “fail” — you just keep feeding it.

Maintenance — the honest tradeoff

Gravel maintenance

A gravel driveway needs work every year. Real work:

  • Grading — smoothing out the ruts and washboards, usually once or twice a year. You can rent a drag or hire it done for a few hundred dollars a pass.
  • Top-up gravel — a load of 3/4-inch crush every 2–3 years to replace what got tracked into the yard, plowed into the ditch, or worked down into the base.
  • Weed spraying or edging to keep the driveway from being eaten by ditch grass and quack grass.
  • Ditch and culvert maintenance — if the drainage stops working, the driveway washes out. Non-negotiable.
  • Winter plowing is easier than concrete in one sense (you can be less careful about the plow blade) but harder in another (plow tends to scrape gravel off with the snow).
  • Dust — a summer-dry gravel driveway makes dust every time a vehicle moves. Some people don’t care. Some people hate it.

Concrete maintenance

  • Sealer every 3–5 years to slow surface scaling, especially if you deice.
  • Crack sealing as needed — hairline cracks get filled with a flexible sealant to keep water out.
  • Snow removal is straightforward — blade or blower runs smooth across the surface. But be careful with the plow angle if the plow is on a truck; catch an edge and you can chip concrete.
  • Deicing salt caution — salt accelerates surface damage. Sand is a better choice for concrete driveways in Alberta if you have to add traction.
  • No annual grading, no annual gravel top-up. Long stretches of years where you do nothing at all.

Weather performance in Alberta — how each holds up

Freeze-thaw

Concrete has a harder time. Every freeze-thaw cycle stresses the surface, especially if there’s water pooled on it or salt involved. Properly air-entrained concrete handles it fine for decades. Poorly-mixed concrete scales within a few years.

Gravel doesn’t care about freeze-thaw. The gravel just is what it is. What you get in exchange is spring frost heave and the seasonal mess when the frost comes out.

Spring breakup

Concrete: mostly a non-event. Some minor movement at joints if the base heaves, but you drive on it as normal.

Gravel: this is when it gets ugly. Frost coming out of the ground turns the base to soup, ruts form under every tire pass, and if drainage isn’t perfect, you get the classic Alberta farm-yard spring mud pit. A well-built gravel driveway with a proper geotextile-and-lifts base holds up much better, but even the best gravel driveway is at its worst in April.

Summer dust

Concrete: no dust.

Gravel: dust. A lot of dust in a dry summer. On a house lot close to a busy driveway, dust settling on the house, the vehicles, and the deck is a real quality-of-life issue for some people.

Winter snow and ice

Concrete plows clean and easy. Ice can form and needs sand or salt (careful with salt).

Gravel: also plows fine but you lose some gravel with each pass. In deep snow, the plow blade can dig in and pull up gravel. You’ll spend spring raking gravel back out of the yard.

Heavy loads (tractors, semis, grain trucks)

Concrete: handles it if it’s built for the load. An acreage driveway rated for cars and light trucks will crack under a loaded grain truck. If a semi is coming down your driveway, the concrete has to be spec’d for that.

Gravel: handles heavy loads fine but ruts up quickly if the base is thin or wet.

Aesthetics and curb appeal

Concrete looks finished. A clean broom-finish concrete driveway with a defined edge reads as “kept” from the road. You can dress it up further with decorative options — integral colour, exposed aggregate, stamped patterns — if you want the acreage to look like something out of a magazine.

Gravel reads as rural, working, practical. Not a lesser look — just a different one. A well-maintained gravel driveway with clean edges and good drainage looks proper. A neglected gravel driveway with ruts and weeds coming up the middle looks exactly like that.

For most acreages in Central Alberta the aesthetic argument goes either way and it’s personal taste. Where it matters most: a house you’re trying to sell to a non-farming buyer.

Resale value — does concrete pay back at sale time?

Partly. Here’s the honest version:

  • To a farming buyer — concrete on the approach is a nice-to-have but not a value driver. A good gravel driveway is fine.
  • To an acreage buyer coming from the city — concrete is worth real money at listing time. It reads as low-maintenance and finished. It reduces the “this is going to be a lot of work” friction that turns city buyers off rural properties.
  • To any buyer — a beat-up gravel driveway with ruts and drainage problems is a negative. A clean, freshly graded gravel driveway with proper ditches is neutral to positive.

Rule of thumb: you don’t recover all the cost of putting in concrete, but you recover more than you would from most other exterior upgrades of the same dollar value. And you enjoy the concrete for however many years you live there before selling.

The use-case decision tree

Here’s how I’d walk a farmer through this at the kitchen table.

Choose gravel if:

  • Your driveway is over 500 feet long
  • Loaded grain trucks or semis run down it regularly
  • You don’t mind annual grading and periodic top-ups
  • Budget is the deciding factor
  • You’re on soft clay where the base is going to move regardless
  • You’re staying long term and would rather spread cost over years than pay it up front
  • You’re fine with dust in summer and mud in April

Choose concrete if:

  • Your driveway is under 200–250 feet
  • Most of your traffic is cars and light trucks
  • You hate maintenance and want to set-and-forget
  • Dust or spring mud are quality-of-life issues for your household
  • You’re building or renovating the house and want the property to look finished
  • You might sell within 5–15 years and want the presentation edge
  • You want the option to add decorative finish (colour, aggregate, stamping)

Mix and match if:

  • Concrete apron at the house, gravel for the long approach. This is what most rural properties end up doing when they finally upgrade. Concrete for the last 50–100 feet in front of the house and garage where you actually park, gravel for the long run from the range road. Best of both.
  • Concrete at the bin yard and shop, gravel elsewhere. Concrete pays off where it’s taking loads (shop entrance, bin unloading area, truck turning zone) and gravel works fine for lower-traffic paths.

Concrete driveway spec for Central Alberta

If you decide on concrete, here’s what you should be getting on an acreage driveway:

  • Slab thickness: 4 inches for cars only, 5 inches for light trucks, 6 inches for the truck apron or anywhere heavy vehicles turn or park. Read our shop foundation thickness guide for the load math.
  • Base: 6–12 inches of compacted 3/4-inch minus over stripped subgrade. Geotextile on soft or clay sites.
  • Rebar: #4 rebar at 16-inch centres both ways as a minimum. Wire mesh is not a replacement.
  • Mix: 3000–3500 PSI air-entrained.
  • Joints: control joints every 10–12 feet for a 4–5 inch slab, expansion joints where the driveway meets other structures.
  • Slope: minimum 1% away from any building for drainage.
  • Sealer: penetrating sealer applied after cure, reapplied every 3–5 years.

Gravel driveway spec for Central Alberta

If you go gravel — and want it to actually last with minimum drama:

  • Strip topsoil down to firm subgrade
  • Geotextile fabric across the subgrade — this is the single biggest upgrade you can make. It keeps the gravel from disappearing into clay over time.
  • Pit-run gravel base 12–18 inches deep, placed in lifts
  • Crushed 3/4-inch minus finish layer 4–6 inches on top
  • Crown the driveway in the middle so water runs off to the ditches
  • Proper ditches on both sides and any needed culverts — drainage is what saves a gravel driveway

Skipping the geotextile is the #1 mistake I see on farm gravel driveways. Save a couple hundred bucks on fabric, spend thousands over the years replacing gravel that’s worked down into the mud.
